Property Management Services
Marketing We maximize occupancy by closely monitoring the rental market. Print media and electronic media are only part of the flexible strategies used in our marketing and tenant retention programs. We also implement a resident referral program where steadfast residents are rewarded for referring new tenants to your property.
Day-to-Day Operations We assume the day-to-day details of running your property, including all paperwork. Rental application, leases, deposits, inspection reports, etc. are all processed in a timely manner. We monitor and ensure implementation of all federal, state, and local landlord/tenant laws and real estate legislation.
Vendor/Contractor Relations We ensure all property bills are paid in a timely manner, and for that reason, we have a large list of vendors and contractors who respond promptly to your property's needs.
Maintenance We coordinate repairs and maintenance to protect the physical integrity and appearance of your property. All units are routinely inspected for repair needs and notation of any functional obsolescence. These periodic inspections allow management and owner to plan for improvements or renovations and to rectify any unreported maintenance problems.
Accounting We provide monthly and year-end accounting statements. We understand the importance of accurate reporting and prompt disbursement of proceeds. We can make direct deposits into your private bank account, giving you the ability to travel freely without missing anticipated revenue.
We understand the investment side of the business. Each year a budget is developed. Rent projections, anticipated expenditures, fixed costs and capital improvements are reviewed and the overall management plan is revised and implemented.
